1)
Check In/Check Out Condition Report... These are neither work orders nor a request for work. They represent the condition of the property when you move in or out. Upon move-out, you will be held responsible for damages not listed on the move in condition report. Check them carefully upon move-in and report any additional problems in writing to Mariposa Management within 14 days of move-in. All requests for repairs are to be submitted to Mariposa Management. Never deduct anything from your rent without the written permission of Mariposa Management. You will not receive credit or payment for work performed without written authorization from Mariposa Management.
2) Emergency Maintenance Chart... See chart and read carefully.
3) Before Calling for Service... Please try to submit all requests at one time. For after hours emergencies, please call our office at (916) 331-6800. The emergency maintenance number is listed on the voicemail. MAINTENANCE: Taking possession of PREMISES constitutes TENANT'S acceptance of liability and condition as to maintenance and upkeep of PREMISES and any improvements therein within 48 hours after move-in to include, but not limited to:
a) Plumbing - All plugged toilets and drains, except main sewer line, impaired by nature.
b) Windows, Screens - All broken windows and missing and/or broken screens (unless listed on property move-in inspection sheet) to be repaired, replaced, maintained by tenant.
c) Locks - LANDLORD is responsible only for locks on exterior passage doors, not to include windows, interior doors, and overhead garage doors; and then only if not tampered with or changed by TENANT. Changing or adding locks is not permissible without written approval of LANDLORD. A duplicate key is available for a $10.00 refundable fee if your keys are lost or if locked out. Upon move-out, TENANT is responsible for the return of all keys to all doors; otherwise a re-key charge will be made.
d) Automobiles - No Automobile repairing is allowed on the PREMISES. Any vehicle found being repaired or parked in unauthorized areas or deemed inoperable by LANDLORD or public authorities shall be immediately towed away at TENANT'S and/or vehicle Owner's expense.

Pool/Spas - TENANT to maintain swimming pool/spa where applicable.
f) Alterations - Repairing, painting, decorating and/or altering of PREMISES requires prior written approval of LANDLORD.
g) Smoke Detectors - TENANT acknowledges that there is an operating Smoke Alarm on the PREMISES. Smoke alarm batteries (if applicable) are TENANT'S responsibility. TENANT is to inform LANDLORD immediately if smoke alarm(s) become inoperable. Smoke Detector Batteries should be checked and replaced if necessary, by Tenant, every three months.
h) Heating/ Air Conditioning - Filters are to be changed by TENANT at least every two months at TENANT'S expense.
I) Grounds/Lawns –TENANT to maintain grounds, lawns, shrubbery, trees, fences, etc. They are to be kept cut, green and weed free at TENANT'S expense. There is absolutely NO PARKING on the lawn.
j) Maintenance Requests - All maintenance requests are to be written out via a maintenance request form, or by a signed, written letter. Any maintenance performed by TENANT must have prior written authorization by LANDLORD; otherwise, maintenance performed by and/or authorized by TENANT, will not receive reimbursement. Damages caused by TENANT and/or TENANT'S invitees shall be immediately charged to TENANT & become immediately due.
4) Late Charges... Late Charges are strictly enforced. Any payment received after the fifth (5th) day of the month, will be credited first to late charges and then to rent owed. A 3-Day Notice will be served for the unpaid rent balance.
5) Pet Agreements... Must be completely filled in prior to any pet being allowed to occupy the premises. An additional Deposit will be required for each pet.
6) Subletting/Move-Out... All new co-tenants must be approved and all fees paid prior to their occupancy. All previous tenants continue to be jointly and severally liable for rents and/or damages until they are removed from the rental agreement by Mariposa Management. All notices to vacate must be in writing and must be given a minimum of thirty days in advance. Any notice to vacate shall become effective 30 days after the date of receipt by Mariposa Management, not the date written or mailed.
7) Co-Tenants are Jointly and Severally responsible for all rents due and any damages to the premises. Security deposits cannot be partially returned to a vacating co-tenant.
8) Check Writing is a Privilege and a convenience to you, the Tenant. If your check bounces once, we will only accept a cashier's check or money orders after that.
9) NO CASH is to be sent through the mail, put through our mail slot or presented in person at any time. WE DO NOT ACCEPT CASH ! No credit for rent will be given without a written receipt. Your check or money order receipt is your written receipt.
10) Upon Move-In, immediately call in your new home phone number. We need this for emergency purposes and must have it to handle rental and maintenance problems. Keep us posted if your work or home numbers change.
11) IMMEDIATELY transfer utilities into your name upon move-in. The number for SMUD is 1-888-742-7683 and the number for PG&E is 1-800-743-5000. All other Utility Company numbers may be obtained through your local phone company information service.
12) For Emergency Purposes, become familiar with the location of your electrical, water and gas turn off points at move-in.
13) The Law requires a written 30-day notice from the Landlord and/or Tenant(s) for any and all changes to your rental agreement or addendums.
